In detail

Design stage to post-construction, without the drama

The best time to appoint us is when the pre-assessment is being scored, at RIBA Stage 2 or 3. We confirm which acoustic credits the scheme can realistically achieve, then fix the performance criteria for the building type: BS 8233:2014 for offices, BB93:2015 for schools, HTM 08-01 for healthcare. BREEAM expects this work from a suitably qualified acoustician, and that's what you get: a corporate member of the Institute of Acoustics with a decade of building acoustics behind him.

Through design development we review layouts, separating constructions and building services against those criteria, and flag any gap while it costs a drawing revision rather than a remedial package. For Pol 05, we run the BS 4142 plant noise assessment against the background sound level at the nearest noise-sensitive premises, before the plant is ordered, so attenuation is a selection decision rather than a retrofit. Everything is issued in terms the design team can act on: constructions, selections, details.

At completion we measure sound insulation, indoor ambient noise and reverberation time in the finished spaces, and the report lands within five working days of the survey. The evidence pack is cross-referenced to the credit criteria, so your assessor can file it without a follow-up question. WELL projects run the same way: design review against the Sound concept features, then measurement for performance verification.

What acoustic testing does BREEAM Hea 05 require?

Post-construction measurement in a sample of finished rooms: airborne sound insulation between spaces, indoor ambient noise levels, and reverberation time where the building type calls for it. The results are compared against the criteria for your building (BS 8233:2014 for offices, BB93:2015 for schools, HTM 08-01 for healthcare) and the measurements must be made by a suitably qualified acoustician. The results feed straight into the post-construction evidence pack.

What is BREEAM Pol 05?

Pol 05 (“reduction of noise pollution”) deals with the noise your new building makes. Where there are noise-sensitive premises near the site, it requires a noise impact assessment following BS 4142, comparing plant noise from the development against the existing background sound level. If the rating level is too high, attenuation measures are required, which is why it pays to check plant selections before they're purchased, not after.

Do we need a “suitably qualified acoustician” for BREEAM?

Yes. Both Hea 05 and Pol 05 require the assessment and measurement work to be carried out by a suitably qualified acoustician: someone with a recognised acoustics qualification and corporate membership of the Institute of Acoustics, plus relevant experience. Murray Acoustics meets that definition, so the appointment covers the compliance requirement as well as the technical work.

When should the acoustic consultant be appointed on a BREEAM project?

When the pre-assessment is being put together, typically at RIBA Stage 2 or 3. Design-stage certification needs design-stage evidence, and the credits are far cheaper to secure while constructions and plant selections can still change. The final measurements need finished, quiet rooms, so testing is booked near practical completion, and the report lands within five working days of the survey.
