We are developing housing next to a working depot. Is that a problem?

Not necessarily, but it needs assessing properly and early, because the answer shapes the layout. Getting it wrong after the layout is fixed usually means expensive glazing, or a scheme that cannot demonstrate acceptable internal conditions at all.
